Scope and Applicability of the Terms

 

These Hospitality Venues Booking Terms & Internal Rules (“Terms”) govern your (“guest(s)”, “visitor(s)”, “you”, or “your”) access to and use of hospitality services and venues (collectively, the “Hospitality Venues”) provided by SEOVILLAGE SIA, a company duly incorporated and existing under the laws of the Republic of Latvia, with registration number 40203503114 and legal address at Antonijas Street 16A – 35, Riga, LV-1010, Latvia,  operating the Hospitality Venues located at Ezermaļi, Ķeipenes pagasts, Ogres novads, LV-5062 (“SEOVILLAGE”, “we”, “us”, or “our”). These Terms apply to, without limitation:

  • Reservations for hotel rooms, guest houses, or other forms of accommodation (collectively, the “accommodations”), as well as your stay at said accommodations.
  • Use of on-site services, including but not limited to restaurants, SPA facilities, fitness centers (gym), and any other hospitality-related amenities operated, managed, or otherwise made available by SEOVILLAGE (collectively, the “services”).

 

For the purposes of these Terms, the term “premises” shall include, without limitation, all accommodations, including, but not limited to, SEOVILLAGE-owned or operated buildings, SPA facilities, fitness centers (gym), restaurants, outdoor areas, grounds, and any other areas, facilities, or spaces owned, leased, controlled, operated, or otherwise made available by SEOVILLAGE within or surrounding the SEOVILLAGE property, and which are utilized, directly or indirectly, for the provision of accommodations, services, or any other offerings made available to guests or visitors.

 

These Terms apply to all bookings, stays, and services rendered by SEOVILLAGE via its official website (www.seovillage.lv), third-party platforms, or direct communication with SEOVILLAGE, and shall constitute a legally binding agreement between SEOVILLAGE and any individual or legal entity that books or utilizes the accommodations and/or services.

 

By placing a reservation or otherwise using any of our accommodations or services, you expressly acknowledge that you have read, understood, and agreed to be bound by these Terms, including any future amendments hereto. SEOVILLAGE reserves the right to amend or update these Terms at its sole discretion. We encourage you to review the Terms periodically to remain informed of any changes.

Services Offered

 

SEOVILLAGE provides a diverse selection of Hospitality Venues and related services to enhance the comfort, wellness, and overall experience of its guests and visitors. These services include, but are not limited to:

  • Accommodations (Hotel Rooms and Guest Houses): SEOVILLAGE offers a range of fully furnished hotel rooms and guest houses suitable for both short-term and long-term stays. All accommodations include access to essential amenities and are maintained through regular housekeeping services, including cleaning and periodic linen changes. Additional services may be requested, subject to availability and applicable fees.
  • Restaurant Services: Guests and visitors are invited to dine at SEOVILLAGE’s on-site restaurant. The applicable opening hours and usage rules are provided in the relevant section of these Terms. Customized dining options—such as catering services, private dining arrangements, and event bookings—are available upon prior request and subject to confirmation. Proper attire and respectful conduct are required at all times.
  • SPA Services: SEOVILLAGE offers a range of SPA services intended to promote the relaxation and well-being of its guests. Available facilities include a 15 × 4-meter swimming pool (depth: 1.45 meters), a Finnish sauna (temperature: 80–110°C), a Turkish steam bath (temperature: 45–50°C), and a jacuzzi. Use of the SPA area is subject to the applicable opening hours, and usage rules provided in the relevant section of these Terms. Guests are required to wear appropriate attire and maintain respectful conduct at all times. Access to the SPA area is strictly limited to registered guests. Visitors, including non-registered persons, are not permitted to use the SPA facilities.
  • Fitness Centre (Gym): SEOVILLAGE provides guests with access to an on-site fitness centre equipped with a selection of cardio machines, strength-training equipment, and free weights. The applicable opening hours and usage rules are provided in the relevant section of these Terms. Proper attire and respectful conduct are required at all times.

1.          Booking Process

 

1.1. General terms

Reservations are subject to availability and shall only be considered confirmed upon receipt of a written booking confirmation issued by SEOVILLAGE. By placing a reservation, the guest agrees to comply with these Terms, including any applicable payment conditions, cancellation policies, and house rules provided at the time of booking or referenced herein.

 

1.2. Reservation Methods

Guests may make a reservation using one of the following methods:

  • Online Booking: Through our official website at www.seovillage.lv.
  • Direct Communication: By contacting us via email at [email protected], by calling +371 2899 9777, or by messaging us through WhatsApp at +371 2899 9777.
  • Third-Party Platforms: Via authorized booking platforms such as booking.com, expedia.com, and similar services.

 

1.3. Required Information for Reservation

When making a reservation, guests must provide the following information:

  • Type of accommodation and intended dates of stay.
  • Full name of the main guest making the reservation.
  • A valid email address and phone number.
  • Billing details, including the name of the individual or company responsible for payment.
  • Any additional information or documentation required under these Terms, as referenced in the provisions relating to the Pets Policy, Gift Card terms and conditions, or any other requirements set forth elsewhere in these Terms.

For corporate bookings requiring an invoice, please provide the company name, registration number, VAT number (if applicable), legal address, and the contact person responsible for the booking.

 

2.          Payment Terms

 

All payments for accommodation shall be made in accordance with the SEOVILLAGE price list in force at the time of booking. SEOVILLAGE reserves the right to revise its accommodation rates at any time prior to booking confirmation. Rates for confirmed and paid bookings shall not be affected by subsequent changes. The current price list is published on the SEOVILLAGE website and/or available at its premises.

 

The standard accommodation fee generally covers occupancy for two (2) adults and up to two (2) children aged twelve (12) years or younger. Any additional persons shall be subject to the terms set forth in the Extra Bed Policy contained in these Terms.

 

2.1. Payment Methods

Guests may remit payment for accommodation using the following methods:

  • Bank transfer, pursuant to an invoice issued by SEOVILLAGE.
  • Credit or debit card (Visa, MasterCard, American Express, and Maestro) via a secure payment link provided by SEOVILLAGE.
  • Cash in EUR, accepted exclusively for walk-in guests where accommodation is available without a prior reservation.
  • Gift Cards, redeemable in accordance with the applicable gift card terms and conditions.

By submitting a reservation request and completing payment, the guest expressly authorizes SEOVILLAGE to process such payment in accordance with the payment and cancellation policies set out in these Terms.

 

2.2. Payment Conditions

Payment for accommodations shall generally be required in full (100%) no later than seventy-two (72) hours prior to the scheduled check-in date. At its sole discretion, SEOVILLAGE may permit a partial prepayment of fifty percent (50%), with the remaining balance due upon check-in. For walk-in guests (arrivals without prior reservation), full payment (100%) for accommodations shall be required upon arrival and prior to check-in.

 

If a guest fails to make payment for accommodations within the specified deadline, SEOVILLAGE reserves the right to refuse or cancel the booking and/or deny access to the accommodations, in which case the applicable cancellation and no-show provisions of these Terms shall apply.

 

The accommodation fee covers the charges for the booked accommodation, breakfast, and access to the SPA area and fitness centre (gym). Additional services, including, but not limited to, dinner, pet fees, and other optional services as listed in the SEOVILLAGE price list, are not included in the accommodation fee and must be paid separately in accordance with these Terms or as otherwise agreed upon during the stay.

 

Payment for additional services shall be made at the time of check-in, at the time of booking the service, or immediately after the service is provided, as applicable and directed by SEOVILLAGE. Guests will be informed at the time of reservation or upon arrival of the specific payment conditions for each service.

 

2.3. Guaranteed Bookings

By submitting a booking, the guest:

  • Confirms that they are the lawful holder of, or have been duly authorized to use, the payment method used for the booking (including, without limitation, credit or debit card, bank transfer, or cash); and
  • Acknowledges that failure to complete the required prepayment within the specified period may result in the automatic cancellation of the booking without further notice, in which case the applicable cancellation and no-show provisions of these Terms shall apply.

 

A booking shall be deemed guaranteed only upon receipt by SEOVILLAGE of full prepayment no later than seventy-two (72) hours prior to the scheduled arrival date. In the absence of such prepayment, SEOVILLAGE reserves the right to cancel the booking and allocate the accommodation to other guests, in which case the cancellation and no-show provisions of these Terms shall apply.

 

3.          Cancellation & No-Show

 

The following provisions govern the cancellation of bookings and the fees applicable in the event of non-arrival. All guests are required to comply with these terms, which are designed to ensure clarity regarding their rights and obligations, and to protect SEOVILLAGE’s interests in managing accommodations efficiently.

 

3.1. Cancellation by Guest and No-Show

  • Online Booking and/or Direct Communication: A guaranteed booking may be cancelled without penalty provided that written notice is received by SEOVILLAGE no later than seventy-two (72) hours prior to the scheduled arrival date.
  • Booking via Third-Party Platforms: Bookings made through third-party platforms are generally non-refundable, and any payments made shall be retained in full, even if cancellation occurs more than seventy-two (72) hours prior to the scheduled arrival date.
  • Late Cancellation (less than seventy-two (72) hours prior to scheduled arrival) or No-Show: For online bookings or direct communication bookings, SEOVILLAGE reserves the right to charge a fee equivalent to one (1) night’s accommodation. The amount corresponding to this one (1) night shall be non-refundable, while any remaining amount paid by the guest shall be refunded in accordance with the applicable terms set out below.
  • Refund of Remaining Amount (if applicable): Any remaining amount due to the guest shall be refunded via the same payment method or channel used for the original booking, as soon as reasonably practicable and in any event no later than fourteen (14) calendar days from the receipt of the cancellation notice, provided that the cancellation notice is submitted to [email protected] or via the channel through which the booking was made. A cancellation request letter (available for download here) must be submitted simultaneously to SEOVILLAGE.

 

By submitting a booking, the guest acknowledges and agrees to this policy and expressly consents to the applicable charges in the event of cancellation or no-show, as set forth in these Terms.

 

3.2. Cancellation by SEOVILLAGE

SEOVILLAGE reserves the right to cancel a booking in exceptional circumstances, including but not limited to:

  • Force Majeure or Events Beyond SEOVILLAGE’s Control:
    • SEOVILLAGE shall propose an alternative booking of equivalent value and conditions.
    • If the guest does not accept the proposed alternative, SEOVILLAGE shall refund all fees paid as soon as reasonably practicable, and in any event within fourteen (14) calendar days of the cancellation.
  • Provision of False, Misleading, or Incomplete Information:
  • SEOVILLAGE may cancel a booking immediately if the guest provides false, misleading, or incomplete information regarding identity, contact details, payment information, or the intended purpose of stay, including but not limited to fraudulent use of another person’s details, misrepresentation of group composition, or incorrect declaration of pets or special requirements.
  • In such cases, SEOVILLAGE may retain any amounts paid by the guest as liquidated damages or compensation for administrative costs, losses, and expenses incurred, unless otherwise prohibited by applicable law.
  • SEOVILLAGE shall not be liable for any additional losses, damages, or consequential expenses incurred by the guest as a result of such cancellation.
  • SEOVILLAGE may also take further action to protect its legal rights, including notifying relevant authorities in cases of fraud or misrepresentation.

 

4.          Check-in and Check-out

 

The following provisions govern the procedures, timing, and requirements for guest arrival and departure at accommodations. All guests are required to comply with these terms to ensure the efficient management of accommodations and the safety and comfort of all guests. SEOVILLAGE reserves the right to deny check-in if these requirements are not met, including but not limited to the failure to provide valid identification or to complete full payment in accordance with these Terms.

 

4.1. Standard Check-in and Check-out Times

  • Check-in: Guests may check in from 3:00 PM onwards.
  • Check-out: Check-out must be completed by 12:00 PM (noon) on the day of departure.

Guests are requested to adhere to the specified check-in and check-out times. Early check-in or late check-out may be arranged upon prior approval by SEOVILLAGE staff and is subject to availability and additional charges.

 

4.2. Early Check-In and Late Check-Out

Early check-in and late check-out may be permitted at the sole discretion of SEOVILLAGE and are strictly subject to availability. Approval must be obtained in advance from SEOVILLAGE.

 

  • Early Check-In:
    • From 2:00 PM: may be permitted, subject to availability and SEOVILLAGE’s prior approval; no additional fee applies.
    • From 10:00 AM: may be permitted, subject to availability and SEOVILLAGE’s prior approval; an additional fee of 100 EUR applies.
  • Late Check-Out:
    • By 1:00 PM: permitted at no additional charge, subject to availability and the prior approval of SEOVILLAGE.
    • By 6:00 PM: permitted upon payment of an additional fee equal to fifty percent (50%) of the booked nightly rate, subject to availability and the prior approval of SEOVILLAGE.
    • After 6:00 PM: permitted upon payment of the full nightly rate (100%), subject to availability and the prior approval of SEOVILLAGE.

 

SEOVILLAGE reserves the right to refuse early check-in or late check-out in the event of operational constraints or other considerations in its sole discretion.

 

4.3. Check-in Requirements

Completion of the check-in process is strictly conditional upon the guest’s compliance with the following requirements:

  • Presentation of a valid form of identification, such as a passport or national ID card.
  • Provision of the booking confirmation.
  • Submission of any additional information or documentation required under these Terms, as referenced in the provisions relating to the Pets Policy, Gift Card terms and conditions, or any other requirements set forth elsewhere in these Terms.
  • Persons under sixteen (16) years of age must be accommodated with a parent, legal guardian, or an authorized responsible adult.

 

SEOVILLAGE reserves the absolute right to refuse check-in or deny access to the accommodation under any of the following circumstances:

  • The guest fails to provide valid identification as required.
  • Full payment for the accommodation has not been made in accordance with these Terms, unless otherwise expressly agreed.
  • The guest fails to comply with any other obligations set forth in these Terms.

 

Refusal of check-in pursuant to this provision shall not constitute a breach of contract by SEOVILLAGE, and the guest shall have no entitlement to damages, losses, or any other form of compensation arising from such refusal.

 

5.          Housekeeping and Use of Accommodation

 

Housekeeping is provided daily, including the replacement of towels and replenishment of toiletries upon request. Guests may communicate additional requests or preferences to SEOVILLAGE staff at the reception.

 

Bed linen is replaced every three (3) days, during which a full cleaning of the accommodation is performed.

 

Guests are permitted to bring food and beverages into the accommodation for personal consumption; however, outside food and beverages are strictly prohibited in the restaurant, SPA, and gym areas.

 

In the event of loss or misplacement of the accommodation key, a replacement fee of 25 EUR shall be charged.

 

6.          Pet Policy

 

SEOVILLAGE is a pet-friendly establishment and permits guests to be accommodated with pets, subject to these Terms, applicable laws, and SEOVILLAGE’s internal rules. The accommodation of pets constitutes a privilege granted at the sole discretion of SEOVILLAGE and may be revoked at any time in the event of non-compliance with these Terms.

 

6.1. General Conditions

  • Pets may be accommodated only when accompanied by an adult guest acting as the pet’s owner or custodian, who shall be recognized as the responsible party for the pet for all purposes under these Terms. For the purposes of these Terms, the adult guest who registers the pet for accommodation at SEOVILLAGE together with themselves shall be deemed the pet’s owner or custodian.
  • A maximum of three (3) dogs weighing up to five (5) kilograms each, a maximum of three (3) cats, or one (1) dog over five (5) kilograms may be accommodated per guest house, subject to prior approval by SEOVILLAGE.
  • Guests must provide complete and accurate information regarding the pet, including a valid pet passport and health documentation where required by SEOVILLAGE at check-in.
  • Pets are strictly prohibited from the SPA, gym, and restaurant areas of SEOVILLAGE.
  • A surcharge may apply for each pet, in accordance with SEOVILLAGE’s then-current price list, which will be communicated to the guest at the time of booking.

 

6.2. Guest Responsibilities

The guest acting as the pet’s owner or custodian acknowledges and agrees to the following obligations:

  • The responsible owner or custodian shall maintain the accommodations in a hygienic and orderly condition, and shall personally collect, remove, and properly dispose of all pet waste within the accommodations and associated outdoor areas.
  • To ensure the health and safety of other SEOVILLAGE guests, when leaving the guest house, the responsible owner or custodian shall keep the pet on a leash with a muzzle where required or place the pet in an appropriate carrier. The responsible owner or custodian must ensure that the pet does not leave the guest house unsupervised at any time.
  • The responsible owner or custodian shall be fully liable to SEOVILLAGE, its guests, and their pets for any damage, harm, or loss caused by the pet, and undertakes to immediately compensate SEOVILLAGE in full according to SEOVILLAGE’s invoice prior to check-out.
  • The responsible owner or custodian is solely responsible for the health, safety, and behaviour of the pet both inside the accommodations and in associated outdoor areas. SEOVILLAGE and its staff shall not be liable for the pet’s health, life, or behaviour at any time.
  • If the pet disturbs the comfort or stay of other SEOVILLAGE guests, SEOVILLAGE reserves the right to unilaterally refuse continued accommodation of the guest and their pet. In such cases, the guest must settle all outstanding charges for SEOVILLAGE services in full prior to departure and vacate the premises along with the pet within two (2) hours of notification.

 

6.3. SEOVILLAGE Rights and Liabilities

SEOVILLAGE reserves the following rights and limitations in connection with the accommodation of pets:

  • SEOVILLAGE shall not be liable for any harm, injury, illness, or loss sustained by a pet arising from the acts or omissions of other guests, external conditions, or unforeseen events, whether occurring within the accommodations or in associated outdoor areas.
  • SEOVILLAGE reserves the right, at its sole discretion, to refuse, limit, or terminate the accommodation of any pet at any time if:
  • The pet poses a threat to the safety, comfort, or well-being of other guests or SEOVILLAGE staff.
  • The guest fails to comply with these Terms, including the obligations of the responsible owner or custodian.
  • The pet causes damage, nuisance, or disruption to the accommodations, facilities, or other guests.
  • In the event of termination under this clause, the guest shall remain fully liable for all charges incurred for accommodation, and the pet must be removed from SEOVILLAGE premises immediately, and in any event, within two (2) hours of verbal notice from SEOVILLAGE.

 

6.4. Compliance with Applicable Law

The responsible owner or custodian of a pet shall comply with all applicable laws, regulations, and ordinances of the Republic of Latvia relating to pet ownership, welfare, and public safety. This includes, without limitation:

  • The Animal Protection Law of the Republic of Latvia.
  • Regulation No. 411 of the Cabinet of Ministers dated 25 June 2024, “Requirements for the Welfare and Protection of Domestic (Room) Animals”.
  • Any other applicable laws, regulations, or municipal rules governing the care, health, containment, and public safety obligations of pet owners.

By registering a pet for accommodation at SEOVILLAGE, the responsible owner or custodian confirms and undertakes to fully comply with all such applicable legal obligations. Failure to comply may result in immediate termination of the pet’s accommodation, with all responsibilities, liabilities, and fees remaining with the guest as set forth in these Terms.

 

7.          Extra Bed Policy

 

Requests for an extra bed must be expressly made and confirmed by SEOVILLAGE at the time of booking. Additional persons may incur extra charges as follows:

  • Up to two (2) children under twelve (12) (inclusive) years of age: may occupy the accommodation with adults free of charge, provided that no additional bed is required.
  • Third person aged thirteen (13) to seventeen (17) (inclusive) years: an additional fee of EUR 50 per night applies.
  • Third person aged eighteen (18) years or older: an additional fee of EUR 150 per night applies.

 

All extra bed arrangements are subject to availability and SEOVILLAGE’s prior approval. SEOVILLAGE reserves the right, at its sole discretion, to refuse requests for extra beds where operational, safety, or legal requirements cannot be met.

 

Guests are hereby reminded that, in addition to this requirement and the Security Policy section of these Terms, compliance with all other applicable provisions of these Terms is mandatory, including, without limitation, the rules governing the SPA area, the use of the accommodation, and other facilities provided by SEOVILLAGE. SEOVILLAGE shall bear no liability for any injury, loss, damage, or other consequences arising directly or indirectly from the failure of a guest or their visitors to comply with these Terms. The registered guest, and any visitors present on the premises, shall assume full responsibility for any non-compliance with these Terms and for all resulting consequences, including, without limitation, any claims, damages, or liabilities incurred by SEOVILLAGE or any third parties.

 

8.          Internet Access

 

SEOVILLAGE provides complimentary Wi-Fi access in all guest accommodations and public areas. Guests may obtain the network password from SEOVILLAGE staff.

 

SEOVILLAGE strives to provide high-speed internet access. While SEOVILLAGE endeavours to ensure continuous and reliable connectivity, it does not guarantee the speed, stability, or uninterrupted availability of the service. SEOVILLAGE shall not be liable for any loss, damage, or inconvenience arising from interruptions, delays, or limitations in internet connectivity.

 

9.          Guest Visitors Rules of Stay in the Accommodations

 

All visitors of a registered guest must be registered with SEOVILLAGE in advance of their arrival.

 

Visitors are permitted to remain in the accommodation until 10:00 PM. After this time, the presence of any visitors shall require the prior authorization of SEOVILLAGE. In such cases, visitors may be required to present valid identification, such as a passport or national ID card, upon request. SEOVILLAGE reserves the right, at its sole discretion, to deny access to visitors or to remove any unauthorized individuals from the accommodation. After 10:00 PM, only registered guests are permitted to remain in the accommodations.

 

The registered guest shall bear full responsibility for the conduct and actions of their visitors and shall be liable for any damages, disturbances, or violations of these Terms caused by such visitors.

 

10.    Fire Safety

 

For the safety of all guests and the SEOVILLAGE premises, the following fire safety rules shall apply:

  • The use of candles, incense sticks, or any other open flames within the accommodations is strictly prohibited unless prior written consent is obtained from SEOVILLAGE.
  • The introduction, storage, or use of flammable objects, chemicals, or other hazardous materials within the Hospitality Venues is strictly forbidden.
  • All guests are required to comply with applicable fire safety regulations, as well as any instructions provided by SEOVILLAGE staff or displayed on-site.

 

Failure to comply with these fire safety rules may result in the immediate termination of the stay, and the guest shall remain fully liable for any resulting damages, fines, or other expenses incurred.

 

11.    Smoking Policy

 

SEOVILLAGE maintains a strict no-smoking policy, which expressly includes the use of electronic cigarettes, within all accommodations and public areas, including, without limitation, the SPA area, restaurant, gym, and other shared facilities. Smoking is permitted solely in designated smoking areas. Guests are strictly prohibited from smoking within the rooms or any public indoor areas and are required to use only the designated outdoor smoking areas.

 

In the event that a guest is found to have smoked, or is reasonably suspected of having smoked, within the accommodations, SEOVILLAGE reserves the right to impose a deep-cleaning fee of 300 EUR. Such fee may be charged immediately or upon check-out, at the sole discretion of SEOVILLAGE.

 

The deep-cleaning fee is intended to cover the costs associated with cleaning, sanitizing, and restoring the accommodation to a condition free from smoke or vapor residue. By making a reservation or staying at SEOVILLAGE, the guest acknowledges and agrees that SEOVILLAGE may charge such fee in accordance with this policy, and waives any claim for reimbursement, damages, or compensation arising therefrom.

 

12.    Parking

 

SEOVILLAGE provides parking spaces on the property for the use of guests and visitors.

 

Availability of charging facilities for electric vehicles may be provided at SEOVILLAGE’s sole discretion and free of charge; however, such availability is not guaranteed and is subject to capacity.

 

Guests park their vehicles at their own risk. SEOVILLAGE shall not be liable for any loss, theft, or damage to vehicles, motorcycles, bicycles, or any personal belongings contained therein, whether occurring within the parking areas or elsewhere on the property.

 

13.    Transportation

 

Upon request, SEOVILLAGE may provide guests with an additional transportation service, subject to availability and for an additional charge. This additional service includes transfer from the airport to the accommodation, and vice versa, or to any other specified destination as requested by the guest.

 

The guest acknowledges that any such transportation service is subject to availability and agrees to pay the applicable charges as specified by SEOVILLAGE. SEOVILLAGE reserves the right to modify or cancel the transportation service at its discretion, and the guest agrees to comply with any terms and conditions established for such services.

 

14.    Security Policy

 

For the safety, security, and well-being of all guests, visitors, staff, and property, SEOVILLAGE has established the following security rules and guidelines. All guests and visitors are required to comply with these provisions, in addition to all other Terms set forth herein. Failure to comply may result in consequences, including, without limitation, denial of access, removal from the premises, or financial liability.

 

  • Accommodation Safes: All accommodations are equipped with individual safes for the secure storage of guests’ personal belongings. Guests are strongly encouraged to utilize the in-room safe for safeguarding valuables. SEOVILLAGE shall bear no responsibility or liability for any loss, theft, or damage to personal belongings, whether stored within the accommodation or elsewhere on the premises.
  • Room Keys: Each guest will be issued a room key upon check-in. For the safety and security of all guests and their belongings, it is strictly prohibited to provide or permit access to the room key by any third party. Guests shall be solely liable for any loss, theft, or damage arising from the misuse, loss, or unauthorized duplication of their room key. Replacement fees may apply.
  • Child Supervision: Children aged zero (0) to thirteen (13) years (inclusive) must be under the direct supervision of a parent, legal guardian, or an authorized responsible adult at all times while on SEOVILLAGE premises, including, without limitation, accommodations, SPA areas, lakefront zones, docks, and other recreational areas.
  • Guest Absence: In the event a guest is absent from their accommodation for more than two (2) consecutive days without providing prior notice to SEOVILLAGE, SEOVILLAGE shall have the right, at its sole discretion, to access the accommodation, notify local authorities if deemed necessary, and take any actions reasonably required to ensure the safety, security, and protection of the guest, other occupants, and the property.
  • Unacceptable Behaviour: SEOVILLAGE reserves the absolute and unilateral right to require the immediate removal of any guest or visitor whose conduct is determined, at SEOVILLAGE’s sole discretion, to be unacceptable, unsafe, or in breach of these Terms. Such removal shall be without any entitlement on the part of the guest or visitor to a refund, compensation, or any other form of remedy.
  • Visitor and Key Safety: Guests are expressly advised not to admit unknown individuals into their accommodations and to maintain control over room keys and access points. SEOVILLAGE shall bear no liability for personal belongings left unattended or unsecured within the accommodation or elsewhere on the premises.
  • Surveillance: SEOVILLAGE operates a system of video surveillance across the property to enhance the safety and security of guests, staff, and facilities. For further details regarding the processing and storage of personal data, please refer to the SEOVILLAGE Privacy Policy.
  • Liability and Responsibility: Guests, as well as any visitors present on the premises, shall bear full and exclusive responsibility for compliance with all safety and security rules and for any consequences arising from any failure to comply. SEOVILLAGE shall not be liable for any injury, loss, damage, or other consequences resulting directly or indirectly from such non-compliance, whether to the guest, their visitors, or third parties.

 

RESTAURANT

 

The SEOVILLAGE restaurant is available to both registered guests and walk-in visitors. All guests and visitors are required to comply with the restaurant rules, respect the property and staff, and follow any directions issued by SEOVILLAGE staff. Use of the restaurant facilities constitutes acceptance of these Terms. SEOVILLAGE reserves the right, at its sole discretion, to deny access or remove any individual who fails to comply with such rules.

 

15.    Opening Hours

 

  • Breakfast: Daily from 9:00 AM to 12:00 PM. Upon prior request, guests may receive a packed breakfast or in-room breakfast service, subject to availability and prior arrangement with SEOVILLAGE staff.
  • Lunch: Daily from 1:00 PM to 5:00 PM.
  • Dinner: Daily from 6:00 PM to 10:00 PM. Kitchen orders are accepted until 9:00 PM.

 

SEOVILLAGE reserves the right, at its sole discretion, to modify restaurant service hours.

 

16.    Reservations

 

16.1.            Reservation Requirements

Guests and visitors wishing to dine at SEOVILLAGE’s restaurant are strongly encouraged to make a reservation in advance. Reservations may be made using one of the following methods:

  • Online Booking: Through the SEOVILLAGE official website at www.seovillage.lv.
  • Direct Communication: By contacting SEOVILLAGE via email at [email protected], by calling +371 2899 9777, or by sending a message through WhatsApp at +371 2899 9777. Reservations made by email are only considered confirmed once a confirmation has been received from SEOVILLAGE.
  • Reception Desk: Directly in person at the SEOVILLAGE reception.

 

Walk-in visitors who are not registered guests may also request a table; however, seating for walk-ins is subject to availability and cannot be guaranteed.

 

16.2.            Effect and Enforcement of Reservation

A confirmed reservation guarantees the guest a table at the designated time. Should the guest fail to arrive within fifteen (15) minutes of the scheduled reservation time, SEOVILLAGE reserves the right, at its sole discretion, to reassign the table to another party and cancel the reservation.

 

Use of the restaurant facilities is contingent upon adherence to the confirmed reservation, and SEOVILLAGE shall not be liable for any inconvenience, loss, or damages resulting from the cancellation or reassignment of a reservation under this provision.

 

16.3.            Group Reservations

This section applies exclusively to walk-in visitors or to visitors of registered guests, in which case the registered guest shall be responsible for making the group reservation.

 

For reservations involving large groups (e.g., six (6) or more persons), SEOVILLAGE may, at its sole discretion, require a deposit or pre-payment to secure the booking. SEOVILLAGE shall provide written notice of any such requirements, including the amount and applicable payment terms, at the time of reservation.

 

Failure to provide the required deposit or pre-payment by the specified deadline may result in the cancellation of the reservation, without liability on the part of SEOVILLAGE for any resulting inconvenience, loss, or damages. SEOVILLAGE expressly reserves all rights to enforce these provisions and to pursue any additional remedies available under applicable law.

 

17.    Special Requests

 

Guests and visitors may submit special requests at the time of making a reservation, including, but not limited to, dietary preferences, seating arrangements, or provision of highchairs.

 

SEOVILLAGE shall use reasonable efforts to accommodate such requests; however, all special requests are subject to availability and cannot be guaranteed. The granting of any special request shall not create any contractual obligation beyond those expressly set forth in these Terms, and SEOVILLAGE shall not be liable for any failure to fulfil such requests.

 

18.    Guest Responsibility

 

The guest or visitor who makes the reservation shall be solely responsible for the accuracy and completeness of all reservation details, including, without limitation, the number of guests, date, and time of the reservation.

Any modifications, cancellations, or updates to the reservation must be communicated to SEOVILLAGE promptly and in accordance with the procedures specified by SEOVILLAGE. SEOVILLAGE shall not be liable for any inconvenience, loss, or damages arising from incorrect, incomplete, or untimely information provided by the guest.

 

19.    Payment Terms

 

Payment for all meals, beverages, and related services shall be made in full upon completion of dining, in accordance with SEOVILLAGE’s billing policies.

 

In cases where the reservation includes pre-ordered items, special requests, or participation in special events, SEOVILLAGE may, at its sole discretion, require full or partial pre-payment prior to the provision of such services. Failure to remit any required pre-payment may result in cancellation of the reservation or denial of service, without liability to SEOVILLAGE for any resulting inconvenience, loss, or damages.

 

20.    Dress Code

 

All guests and visitors are required to comply with SEOVILLAGE’s restaurant dress code, which is generally designated as casual-smart, in order to preserve a safe, orderly, and respectful dining environment.

 

SEOVILLAGE reserves the unilateral right, at its sole discretion, to deny access or service to any guest or visitor whose attire is deemed inappropriate or non-compliant with the established dress code.

 

For the avoidance of doubt, swimwear, bathrobes, and similar attire are strictly prohibited within the lobby bar, restaurant, and during breakfast service.

 

21.    Restaurant Etiquette

 

All guests and visitors are required to conduct themselves in a manner that preserves a safe, orderly, and respectful environment within the restaurant. Disruptive behavior, including but not limited to loud conversations, excessive noise, or inappropriate conduct, is strictly prohibited.

 

SEOVILLAGE reserves the unilateral right, at its sole discretion, to refuse service or require the immediate departure of any guest or visitor whose behavior is deemed disruptive, disrespectful, or otherwise in violation of these standards, without liability for any resulting inconvenience, loss, or damages.

 

22.    Additional information

 

Guests are obligated to disclose to SEOVILLAGE, at the time of reservation, any medical conditions, allergies, dietary restrictions, medication requirements, physical limitations, or other circumstances that may materially affect their stay. SEOVILLAGE will use reasonable efforts to accommodate such disclosed requirements; however, SEOVILLAGE makes no representation or warranty that any accommodation, adjustment, or special request will be fulfilled.

 

In the event of a medical emergency, accident, or health-related incident during the stay, guests must immediately notify SEOVILLAGE staff. SEOVILLAGE may, at its sole discretion, facilitate contact with appropriate medical or emergency services. SEOVILLAGE shall not be liable for any injury, loss, damage, or other consequences arising from undisclosed medical conditions, the guest’s failure to report relevant information, or the provision, delay, or absence of medical assistance.

 

SPA POLICY

 

Access to the SPA areas and facilities at SEOVILLAGE is governed by these Terms and is strictly subject to operational requirements, safety considerations, and availability. Guests are required to comply with all SPA rules, hygiene standards, safety guidelines, and instructions issued by SEOVILLAGE staff at all times while using the facilities.

 

The SPA areas and facilities are intended exclusively for the use of registered guests and are provided for the purpose of promoting relaxation, well-being, and comfort during their stay.

 

Failure to comply with the SPA rules, hygiene standards, safety guidelines, or staff instructions may result, at SEOVILLAGE’s sole discretion, in temporary or permanent denial of access to, or removal from, the SPA areas and facilities, without any liability to SEOVILLAGE for losses, damages, or inconvenience arising therefrom. Guests must observe and follow all lawful instructions and directions issued by SEOVILLAGE staff to ensure proper enforcement of internal regulations and to maintain safety, hygiene, and order within the SPA.

 

SEOVILLAGE reserves the right, at its sole discretion and without prior notice, to amend or modify SPA opening hours, session schedules, service prices (if any), or to restrict access to any area or facility for maintenance, private events, safety, or operational reasons. Any such changes will be communicated via the official SEOVILLAGE website or directly by SEOVILLAGE staff upon the guest’s arrival, as applicable.

 

23.    Opening Hours

 

The SPA premises and facilities at SEOVILLAGE are generally available daily from 8:00 AM to 10:00 PM, subject to operational requirements and availability.

 

  • Check-in Day Access: On the day of arrival, guests may access the SPA facilities from 3:00 PM to 10:00 PM, allowing sufficient time after check-in to enjoy the amenities. Access outside these hours requires prior arrangement with SEOVILLAGE.
  • Check-out Day Access: On the day of departure, guests may use the SPA facilities from 8:00 AM to 2:00 PM, providing an opportunity to enjoy the amenities before departure. Access beyond these hours is not permitted unless explicitly arranged in advance.

 

Guests are strictly prohibited from remaining within the SPA premises or using the facilities outside of the designated hours, unless prior arrangements have been made for individual bookings.

 

SEOVILLAGE reserves the right, at its sole discretion, to modify SPA hours, restrict access, or close the premises and facilities temporarily due to operational needs, maintenance, or other circumstances beyond its control.

 

24.    Age Requirements

 

For the safety, well-being, and proper use of the SPA facilities, access is strictly governed by age requirements, and guests bear full responsibility for ensuring compliance with this policy.

 

Access to the SPA facilities and services at SEOVILLAGE is strictly limited to guests aged sixteen (16) years and older, who may use the SPA independently and without supervision.

 

Children aged zero (0) to thirteen (13) years (inclusive) may access the SPA facilities only if accompanied and actively supervised by a parent, legal guardian, or an authorized responsible adult. The accompanying adult shall bear full responsibility for the child’s safety, health, and compliance with all SPA rules, safety guidelines, and instructions issued by SEOVILLAGE staff.

 

SEOVILLAGE reserves the right, at its sole discretion, to request valid identification (e.g., passport or national ID card) from any guest or accompanying adult to verify age and ensure compliance with this policy. Non-compliance may result in denial of access to the SPA facilities.

 

25.    Hygiene Requirements

 

To ensure a safe, clean, and comfortable environment for all guests, the following hygiene and conduct requirements apply within the SPA facilities at SEOVILLAGE. Compliance with these requirements is mandatory, and SEOVILLAGE reserves the right to deny access for non-compliance.

 

25.1.            General Hygiene and Conduct

  • Guests are responsible for maintaining the cleanliness and tidiness of changing rooms, common areas, and all SPA facilities throughout their visit.
  • Guests are expected to uphold a high standard of personal hygiene and cleanliness and to respect the comfort, safety, and well-being of other guests and SEOVILLAGE staff.
  • Guests presenting with infectious skin conditions, purulent wounds, or any other contagious condition are strictly prohibited from accessing SPA facilities.

 

25.2.            Shower and Sauna Requirements

  • Guests are required to take a shower with soap prior to entering any SPA areas and after each sauna session before using the pool. Guests are responsible for ensuring that the water temperature is safe and suitable for use.
  • Guests are expected to use a towel while seated in the sauna at all times.
  • The use or application of oils, honey, salts, or any other facial or body care products within the sauna is strictly prohibited.
  • Activities that may compromise hygiene standards—including shaving, hair dyeing, or use of personal care products—are not permitted within the SPA facilities.

 

25.3.            Attire and Footwear

  • Guests are required to remove outerwear and street footwear before entering the SPA areas and must change into appropriate SPA attire and footwear.
  • Suitable swimwear and rubber slippers are mandatory within the SPA areas; bare feet or topless use of the SPA facilities is prohibited.
  • Children aged zero (0) to three (3) years (inclusive) may access the SPA areas only when wearing specialized swim diapers in combination with appropriate swimwear.
  • Guests with long hair are expected to tie their hair back when using swimming pools to maintain hygiene and safety standards.

 

26.    Health Conditions

 

Guests are required to disclose any relevant medical information that may affect their participation in SPA facilities, including, but not limited to, allergies, recent cosmetic or surgical procedures, pregnancy, or any other medical conditions that could impact their suitability for the selected services. Guests experiencing acute symptoms of illness—such as fever, contagious conditions, skin infections, open wounds, or requiring medical dressings—are strictly prohibited from using the SPA facilities.

 

Guests bear sole responsibility for assessing their own health, physical condition, and fitness for any SPA services, and for determining the duration and extent of their use of the SPA facilities. Guests must immediately inform SEOVILLAGE staff of any health issues, injuries, or discomfort during their visit, and, where necessary, seek appropriate medical attention.

 

SEOVILLAGE shall not be liable for any illness, injury, or accident incurred by guests arising from their own actions, health conditions, pre-existing medical circumstances, or any event beyond SEOVILLAGE’s reasonable control, including but not limited to force majeure or third-party actions.

 

Health requirements, guidelines, and safety recommendations are provided in these Terms and displayed prominently within the SPA facilities.

 

27.    Safety and Conduct Within SPA Facilities

 

Guests are required to strictly adhere to all safety rules, exercise due care, and act in a prudent manner while using the SPA facilities and areas at SEOVILLAGE.

  • Sauna and Equipment Safety: Guests are strictly prohibited from pouring water or any other liquids onto heating elements, stoves, or other mechanical components within the sauna or bathhouse. Physical contact with heating elements or other technical equipment is prohibited. Guests are responsible for ensuring their own safety and the safety of others while using the SPA equipment.
  • Movement and Slippery Areas: Guests must exercise appropriate caution when moving within the SPA facilities, including but not limited to stairways, wet areas, or other potentially slippery surfaces. SEOVILLAGE disclaims any liability for slips, trips, or falls occurring due to failure to exercise reasonable care.
  • Prohibited Items: The introduction of glassware, sharp objects, pets, and food into the SPA areas and facilities is strictly prohibited. Only consumables expressly provided or authorized by SEOVILLAGE may be used within SPA premises.
  • General Compliance: Guests must comply with all posted safety notices, verbal instructions, and operational guidelines issued by SEOVILLAGE staff.

 

28.    Security Policy

 

Guests are required to comply with all security rules and conduct themselves responsibly while using the SPA facilities at SEOVILLAGE. These rules are established to ensure the safety, protection, and comfort of all guests and staff within the premises.

 

28.1.            Locker Use and Personal Belongings

  • Lockers located within the changing rooms are provided solely for the temporary storage of personal belongings during the guest’s visit to the SPA facilities and areas. Leaving any items in lockers outside the designated operating hours of the SPA is strictly prohibited.
  • SEOVILLAGE shall not be responsible or liable for any loss, damage, theft, or misplacement of personal belongings stored in lockers or elsewhere within the SPA facilities and areas, regardless of whether such belongings were stored contrary to this provision. Guests are solely responsible for the safekeeping and supervision of their personal property at all times.

 

28.2.            Prohibited Substances and Behaviour

  • Guests are strictly prohibited from accessing or remaining within the SPA facilities while under the influence of alcohol, narcotics, or any other intoxicating or mind-altering substances. The possession, distribution, or consumption of such substances within the SPA facilities is expressly forbidden.
  • Guests must at all times conduct themselves in a respectful and orderly manner. Aggressive, inappropriate, loud, or offensive behaviour, as well as any form of harassment or conduct that disturbs other guests or SEOVILLAGE staff, is strictly prohibited and may result in immediate removal from the SPA facilities without refund.
  • The use of loudspeakers, playing music, videos, or any other media on personal devices at a volume audible to others is prohibited within the SPA facilities, except in designated areas or with prior consent from SEOVILLAGE staff.
  • Guests must not operate, deactivate, or adjust any SPA technical or electronic equipment—including, without limitation, music systems, televisions, sauna controls, or ventilation systems—without prior approval from SEOVILLAGE staff.

 

Fitness Centre (Gym) policy

 

Access to the fitness centre (gym) areas and facilities at SEOVILLAGE is strictly governed by these Terms, operational requirements, safety considerations, and availability. Guests are required to comply with all rules, safety guidelines, and instructions issued by SEOVILLAGE staff while using the facilities.

 

The fitness centre (gym) areas and facilities are provided exclusively for the use of registered guests and are intended to promote fitness, well-being, and health during their stay.

Guests must wear appropriate sports attire and indoor gym footwear while using the fitness centre (gym). Street shoes, bare feet, or inappropriate clothing are strictly prohibited.

 

Personal hygiene and cleanliness are mandatory. Guests must maintain personal hygiene and respect the comfort and well-being of others.

 

Guests presenting with contagious conditions, open wounds, or infectious skin conditions are prohibited from using the fitness centre (gym).

 

32.    Health and Fitness Conditions

 

Guests are responsible for assessing their own health, physical condition, and suitability for the use of the fitness centre (gym).

 

Guests must immediately notify SEOVILLAGE staff of any injury, discomfort, or health issue during their visit and, if necessary, seek appropriate medical attention.

 

SEOVILLAGE shall not be liable for any injury, illness, or accident incurred by guests arising from their health, pre-existing conditions, personal actions, or circumstances beyond SEOVILLAGE’s reasonable control.

 

33.    Safety Rules and Equipment Use

 

Guests must strictly adhere to all posted safety notices, instructions, and operational guidelines.

 

Equipment is to be used only for its intended purpose. Misuse of machines, weights, or other gym facilities is strictly prohibited.

 

Guests must ensure that they do not endanger themselves or others while exercising. SEOVILLAGE disclaims liability for injuries resulting from failure to comply with safety rules.

 

Glass containers, food, sharp objects, and pets are strictly prohibited within the fitness centre (gym) areas.

 

34.    Security and Conduct

 

Guests are prohibited from accessing the fitness centre (gym) under the influence of alcohol, drugs, or any other intoxicating substances.

 

Disruptive, aggressive, loud, or offensive behavior is prohibited and may result in immediate removal from the fitness centre (gym).

 

Personal belongings must be stored in lockers provided. SEOVILLAGE assumes no responsibility for loss, damage, or theft of personal items.

 

Any breach of these rules or gross misconduct may result in suspension or permanent denial of access, without refund or liability to SEOVILLAGE.

 

Video Surveillance

 

SEOVILLAGE operates a video surveillance system in public areas of its Hospitality Venues and certain staff areas. Video recordings are made for the purpose of ensuring the safety and security of guests, visitors, staff, and property, as well as maintaining service standards.

 

The collection, storage, and processing of video recordings are conducted in compliance with applicable data protection and privacy laws. Recordings are retained only for the period necessary to achieve the purposes of security, safety, and service quality.

 

By accessing or staying at SEOVILLAGE premises, guests and visitors acknowledge and consent to the operation of the video surveillance system in the areas described above and to the collection and processing of personal data for the purposes outlined. Video recordings are used solely for security, property protection, maintaining order, and improving the quality of services.

Photography and Filming

 

Photography, filming, or recording of any kind for commercial purposes—including the use of SEOVILLAGE’s trademarks, branding, or logos—is strictly prohibited without the prior express written consent of SEOVILLAGE. Guests are not permitted to use SEOVILLAGE premises for commercial photography, filming, or recording in any form without obtaining such consent.

 

SEOVILLAGE reserves the right, at its sole discretion, to deny, revoke, or restrict any permission for photography, filming, or recording. SEOVILLAGE may take appropriate action against any unauthorized use, including, without limitation, removal of materials, fines, or legal proceedings.

 

GUEST CONDUCT, PROPERTY DAMAGE, AND SEOVILLAGE LIABILITY LIMITATIONS

 

For the safety, security, and protection of all guests, visitors, staff, and SEOVILLAGE property, all guests and visitors are required to comply with the conduct rules, property care obligations, and other requirements set forth in this Section. Any failure to adhere to these obligations, including misconduct, damage to property, or violations of these Terms, may result in financial liability, removal from the premises, or other consequences as described herein.

 

  • Obligation to Respect Property: Guests and any visitors present on SEOVILLAGE premises, including accommodations, SPA facilities, fitness centre (gym), restaurants, and all other areas or facilities, are required to treat all SEOVILLAGE property, facilities, and inventory with due care and diligence. Any intentional, negligent, or reckless damage, misuse, or destruction of SEOVILLAGE property—including, without limitation, buildings, accommodations, furniture, equipment, recreational and hospitality facilities—is strictly prohibited.

 

  • Reporting Pre-Existing Damage: Guests and visitors are required to promptly notify SEOVILLAGE staff of any defective, damaged, or missing property observed upon arrival. Failure to provide such notification may result in the guest or visitor being held fully liable for any resulting claims, losses, or damages.

 

  • Payment and Recovery of Damages: Guests and any visitors present on SEOVILLAGE premises are strictly liable for any damage, destruction, loss, or misappropriation of SEOVILLAGE property, facilities, equipment, or assets caused directly or indirectly by their actions, omissions, negligence, or willful misconduct. SEOVILLAGE reserves the right, at its sole discretion, to charge the guest and any such visitors for all costs reasonably incurred in repairing, replacing, or restoring SEOVILLAGE property to its original condition, as well as for any associated losses, damages, or expenses, including but not limited to consequential, incidental, or indirect damages. Such charges or claims for reimbursement may be applied immediately, billed directly, or processed at the time of check-out (where applicable), without prejudice to SEOVILLAGE’s right to pursue any additional remedies available under applicable law, including equitable relief or legal action. Guests shall remain fully responsible for ensuring that any visitors accompanying them also comply with these obligations and are liable for all resulting costs arising from the actions or omissions of such visitors. SEOVILLAGE expressly reserves all rights to enforce recovery of losses, damages, or expenses in full, including, without limitation, the right to retain deposits, offset costs against any amounts payable by the guest, or pursue claims through legal proceedings, as deemed necessary and appropriate.

 

  • Standards of Conduct: Guests and visitors must respect the peace, comfort, and safety of other guests, visitors, and staff, and conduct themselves in accordance with generally accepted social norms. Excessive noise, disruptive behaviour, harassment, or any other form of misconduct may result, at SEOVILLAGE’s sole discretion, in the immediate removal of the offending guest or visitor, without entitlement to any refund, compensation, or other remedy.

 

  • Lost or Abandoned Property: Any personal belongings left behind by guests or visitors shall be securely stored by SEOVILLAGE for a period of up to one (1) month. SEOVILLAGE reserves the right, at its sole discretion, to amend the storage period and to dispose of, donate, or otherwise manage any property remaining unclaimed after such period.

 

  • Theft and Misconduct: In the event a guest or visitor is found to have committed theft, SEOVILLAGE reserves the right to revoke access to the relevant facilities or the premises indefinitely, without entitlement to any refund. SEOVILLAGE may pursue full compensation for any resulting losses. Breaches of rules, gross misconduct, or violations of these Terms may result in suspension or cancellation of access to SEOVILLAGE premises, facilities, or services for a specified period. SEOVILLAGE retains the right to claim full compensation for any damages caused.

 

  • Prohibited Commercial Activities: Guests are strictly prohibited from placing advertising materials, distributing flyers, business cards, or other promotional items within SEOVILLAGE premises without the prior written consent of SEOVILLAGE. Holding private lessons, individual training, or any other form of coaching sessions within SEOVILLAGE premises is prohibited unless expressly authorized in writing by SEOVILLAGE.

 

  • Limitation of Liability: SEOVILLAGE shall not, under any circumstances, be liable for any claims, losses, damages, or expenses of any kind arising from or relating to the failure of the guest or any visitor to comply with these Terms, including, without limitation, personal injury, property damage, or any other direct, indirect, incidental, or consequential losses. This limitation of liability applies to all claims, whether arising in contract, tort, negligence, or otherwise, to the fullest extent permitted by applicable law.
